Good Sunday to you all - As I have shared with Jeff, I have been working on our understanding the demand and consumption associated with the water meter that is in the Belmont name.  I have asked Jeff for time at our next meeting to provide an overview.  In short, our water bill should not be more than $200/month.  Not the $15,000 that we saw in the last bill.  Dr. Moon and team opted to use hydroseed instead of sod in an area off of Justin.  IMG_1957.pdf  As such, Dr. Moon worked with the irrigation firm to change a bunch of meters to push water into this area without notifying us or the HOA.  This will come to an end in the next month, but they were waiting several times a day which is a different story from the story Benchmark originally told Jerry with the HOA.  This came to a surprise to Jerry as he had some meters that were also trending way out of anything normal.  In part this will be resolved by the new water well and as we enter the fall season.  I have another meeting with Jerry, Benchmark and the irrigation firm to ensure we are only providing water from our meter to an agreed upon area.  More on this, but we do not need to be budgeting $15,000 moving forward.  I also have access to the water meter via Northlake's billing.  David
